The largest occupation on this site and the lowest paid. General maintenance and repair workers number 1,529,700, nearly four times the HVAC workforce, and earn a median of $49,590, about $11,400 less. It matters here because it is where a great many HVAC technicians end up: the work is indoors, predictable and closer to home, and the data is clear about what that costs.

Maintenance and repair workers make a median of $49,590, or $23.84 an hour, on the Bureau of Labor Statistics count. That is below the median for all occupations, which is $50,980, and about $11,420 below HVAC. The ceiling is the real difference: the top tenth reach $77,180, whereas the top tenth of HVAC technicians reach $95,210 and stationary engineers $125,390.
A low ceiling on an enormous workforce describes a job that is easy to enter and hard to progress within. The floor is $35,350, the lowest in this careers section, and the first quartile is $40,840, which is roughly what an HVAC technician earns at the tenth percentile. The whole distribution sits lower, not just part of it.
The compression is the thing to notice. From the tenth to the ninetieth percentile this occupation spans $41,830. HVAC spans $55,160, plumbing $64,270 and supervisors $77,190. Experience, specialisation and reputation are worth less here than in any other occupation on this site, because the work is defined by breadth rather than by depth.

Maintenance and repair workers are employed most of all by real estate, 316,160 of them, which means apartment blocks, commercial landlords and property managers. Local government follows at 144,950, hotels at 87,660 and schools at 74,980. It is a building-services occupation rather than a construction one, and the employers are the owners of buildings rather than the firms that build them.
The pay range across those is narrow, roughly $42,220 in hotels to $50,970 in schools, so unlike the trades above there is no employer here that transforms the number. Choosing a better-paying industry is worth a few thousand dollars in this occupation, against fifteen or twenty thousand in the licensed trades.
Two industries do stand out. Warehousing and storage pays $64,480 on 32,840 jobs, nearly $15,000 above the occupation median, which reflects the conveyor systems, dock equipment and refrigeration in distribution centres rather than general building upkeep. Hospitals pay $59,940 on 30,140 jobs for much the same reason: the equipment is more complex and the tolerance for failure is lower.
At the other end, restaurants pay $37,440 and amusement and recreation $40,670. The spread between warehousing and restaurants is about $27,000 for the same occupation code, so while the industry lever is weaker here than in the trades, it is not absent.

Whether an HVAC technician should move into building maintenance is a trade-off, and it is legible in the data before you make it. Moving from HVAC to general maintenance costs about $11,420 at the median, and roughly $18,000 at the top of the range, because the ceiling falls further than the middle does.
What it buys is not in this survey: one building instead of a route, no call-outs at two in the morning, no driving between jobs in traffic, and a schedule that is the same every week. Those are real and they are why people make the move, often after fifteen or twenty years on the tools. The point of putting the numbers here is that the decision should be made knowing the price rather than discovering it afterwards.
Geography barely helps. The best-paying metro for this occupation is Kahului on Maui at $63,980, and San Francisco at $63,630, both of which are expensive places to live. The gap between the best-paid metro and the national median is about $14,000, where for HVAC technicians the equivalent gap is over $44,000. Moving for money works far less well in this occupation than in a licensed trade.
The alternative worth weighing is on the HVAC page. Staying in the trade while changing the setting keeps most of what the move is actually for, and costs nothing.

That flatness shows in the metro table: the best-paying area, Kahului on Maui at $63,980, is barely $14,000 above the national median, a far narrower band than the licensed trades show.
